How Patrick Marino Built a Career on Value-Add Real Estate Investing

As chairman and CEO of the investment firm M Group Companies, Patrick Marino has built his reputation on recognizing opportunities where others may see none. From the start of his career in real estate development and distressed debt investing to his pursuit of new opportunities as a principal of Action Park Media, Patrick Marino has trained his eye to recognize areas with the potential for growth and value.

“I’m a value-add investor,” Patrick Marino says. “As a firm, our goal is to recognize value where others have not, creating value for our shareholders.”

Patrick Marino began developing the mindset for value-add investing early in his career, particularly in distressed opportunities such as distressed debt.

Patrick Marino also applied this mindset to his work in co-founding RentylCore, a real estate investment firm that owns and operates build-to-rent and multifamily communities targeting high-growth areas throughout the Southeast. “Our build-to-rent communities are designed to cater to a wide range of demographics. Given the custom design, amenities, and well-located nature of the communities, we see little turnover with our tenants.” The build-to-rent and multifamily portfolio has yielded over a billion dollars in asset value for Patrick Marino and his shareholders.

Patrick Marino has done business in 15 states over more than two decades in the industry, working in commercial and residential real estate as well as in the aviation sector. Patrick credits the unexpected changes in economic cycles throughout his career with teaching him how to recognize when to pivot and when to stay the course when investing.

In addition, he has expanded his projects to include serving as a principal of the production company Action Park Media, which he co-owns with actor and Entourage star Kevin Connolly. The company is currently focused on premium content creation and has a newly inked media partnership with the Pro Football Hall of Fame.
